We tour the property for you.

Once you've found a listing you like, we send a member of our Tokyo team to view the property in person. We document everything — photo notes, layout assessment, neighborhood context, building condition, light and noise — and walk you through it on a video call. You see the property through our eyes, with no flight required.

Buying a property in Japan as an overseas buyer means coordinating two legal systems. We manage all of it — Japanese contracts, judicial scrivener registration (登記), escrow, fund transfers, and cross-border tax reporting awareness. Every document is translated. 05Two ways to close.

Buy remotely — or fly out for the keys.

Most of our clients close fully remotely via power of attorney. It's safe, legal, and routine. But if you'd prefer to be there in person, we'll arrange for you to fly out at the final stage. We meet you at the airport, walk you through the property, sit with you at signing, and hand over the keys ourselves.

A Note On Sight-Unseen

You can buy a Tokyo property without ever visiting. It's legal, the paperwork works, and we've helped clients do it. But for most buyers, we'd rather you fly out at least once — even at the final stage — because there is no substitute for standing in a room before you own it.

If you can't visit, we'll do everything we can to be your eyes and ears. If you can, we'll meet you at the airport.
