We believe you should know what every dollar buys before you commit. Our pricing has two parts: the fee for our advisory work, and the standard Japanese transaction costs that are paid to third parties — never marked up by us.
Our Fee
The single fee for the desk's advisory and coordination work.
Our advisory & coordination fee
One transparent fee for the desk's work: sourcing and vetting properties, bilingual paperwork, and coordinating a remote close with our licensed Tokyo brokerage partner.
Quoted in writing at the start of every engagement — never a surprise at closing.

- On-the-ground viewings and honest condition reports

- Translation and explanation of every document
- Remote-closing coordination (power of attorney)
Costs Paid to Others
Standard Japanese transaction costs, paid to others — not desk revenue. Budget roughly 6–8% of the purchase price in total.
Brokerage commission
Statutory cap of 3% of the price + ¥60,000, plus consumption tax — paid to the licensed brokerage.
Judicial scrivener (登記)
Registers the title transfer; fee varies by property value.
Real estate acquisition tax
One-time prefectural tax assessed after purchase.
Registration & license tax
Paid to the government at title transfer.
Stamp duty
Revenue stamp on the purchase contract.
Fire & earthquake insurance
Optional but strongly recommended.
After You Own
Fixed asset & city planning tax (固定資産税)
Annual; typically 1–2% of the assessed value.
Building management & repair reserve
Monthly, set by the building's management association.
Property management (optional)
Only if you ask us to manage tenants and upkeep for you.
